1. How much is my home worth?
Values should be supported by recently closed comparable sales.  Yes – you can “push the value up,” but it is very important to verify buyer’s preapproval and, if possible, have buyers waive their appraisal contingency.  If buyer is willing to waive appraisal contingency, make sure that they have liquid funds to pay the difference between their offer price and appraised value.
2. How will your home be advertised?
Internet and social media are very important and effective advertising tools.  Every property should have a virtual tour, not just the $1,000,000-plus listings
3. Ask Realtor For Referrals
It is very easy for an agent or broker to tell you that they are great.  Ask them for at least three past clients.  Trust, but verify.
