If the buyer has waived the appraisal contingency, make sure that they provide proof of funds to make up the difference.  Your realtor should speak with buyer’s lender to verify preapproval.

The Internet is a very powerful and effective marketing tool.  The majority of buyers begin their home search online.  Buyers are attracted to many photos!  Assist your Realtor by putting away dirty dishes, stacks of papers and cleaning supplies.  Make sure that the picture of your bathroom shows the bathroom features and is not simply a picture of the toilet (with the seat up) you are probably laughing, but it happens quite often!
Buyers love virtual tours!  Highlighting the positive features of your home and setting it to music will create an emotional connection to your property and peak their interest.
Make sure that your property has been on the market for at least five days before accepting an offer to insure full market exposure.  The more potential buyers to view your property, the better your chances are of getting top dollar for your home.
Summer is an excellent time to sell, since the kids are out of school.  Buyers will want to purchase before the new school year begins.
Your home is most likely your most valuable asset.  Make sure that you have complete confidence in your Realtor.
