Seven Tips to be an Ideal Rental Candidate
1. Always be truthful on the application to the fullest of your ability. As property managers we know how to sense things that don’t seem quite right and it’s important to be honest and open so hopefully we can work with you on it to find remedies.
2. Please do tell us if you have sizeable animals that we are going to find out about anyways. Most reputable property management companies will do routine checks and will see that you have a giant Mastiff when you said you only had “Trixie” the Parakeet on your application.
3. Please do provide real, current references. The more character witnesses we can speak to the better so we can explain some things that may not be favorable on the application itself.
4. Do stay in front of us- especially with a hot property so we remember you. Not in a pester’s way but in a “I’m really interested” way.
5. Do provide comprehensive financials. We want to see that you have the ability to pay now, will have the ability to pay later and will not be problem tenants financially down the road. The more reassurance the better.
6. Do offer over asking if you feel your application may be weaker than others you’re up against. Even a $50 a month increase may do the trick.
7. Be human. Convey the sense of who you are and try to make yourself as a candidate stand out. A faceless tenant who pays on time is fine but one that everyone genuinely likes and trusts is a step ahead.
