Newer homes are valued based on their energy performance, and builders will often feature the low cost of operating their new homes, and use those Green Ratings as a selling feature.
Living in a green-rated home can offer many benefits. Health and safety is a big plus, but comfort is the most talked about benefit in a green-rated home. Modern HVAC systems will give you the biggest pay back as well as a very comfortable lifestyle. Good quality windows will reduce energy, and the best benefits will be the reduced noise levels and better temperature control in your home. High performance attic insulation combined with radiant barriers will cool the house down in the summer, and help keep it warmer in the winter.
Now for the good news, your existing home can now be rated for its energy efficiency. This rating system is based on a point system. A green-rated home with a higher point value can earn an extra nine percent on resale. That’s $9,000 per one hundred thousand, an extra $45,000 of ROI (return on investment) on a $500,000 home. A green-rated home tells the new buyer that this home will cost less on utilities (as much as 30 to 60 percent less) than a home that isn’t green-rated, or one that is poorly rated.
