Showtime Success: From Listing to Escrow Berkshire Hathaway HomeServices
As I shared in my April article, preparing a home in the best possible condition is key to achieving the highest value the market is willing to offer. I also believe in the power of presentation, professional photography and staging, even using your own furnishings, make a significant difference. Photos on the Internet are what draw buyers in, it’s their first glimpse of your home. My client and I worked closely together to do just that, and it paid off tremendously, beyond what we had ever anticipated.
Timing is everything in real estate. One strategy I rely on is bringing a home to market by Wednesday or no later than Thursday. I visualize buyers sitting in their offices, scanning the Internet for homes, connecting with their agents and scheduling showings for the weekend ahead. Just as planned, this home hit the market on Thursday, and the response was immediate. We had three showings that day and received two offers by evening.
Even with early interest and two offers in hand, I went ahead and hosted a successful Open House that weekend. Maximizing exposure is key, and I let agents know we would review any additional offers submitted by Tuesday evening.
After reviewing the offers, we accepted a strong one. I’m happy to say we are now in escrow, and everything is moving along smoothly. The buyers have completed their inspections, the appraisal is in, and the seller has made the requested minor repairs.
If all continues as planned, we’ll be closing in about two weeks. While I can’t share the final sales price just yet, I will in next month’s issue. My seller listened to my advice and put her trust in me, that made all the difference.
