The age of your roof is usually the single biggest factor in determining when to replace it.  Most roof systems last many years if properly installed and often can be repaired rather than replaced.  The average life expectancy of a typical residential roof is 15 to 20 years.
Water damage to a home’s interior or overhangs is commonly caused by leaks from a single weathered portion of the roof, poorly installed flashing, or from around chimneys and skylights.  These problems do not necessarily mean you need a new roof.

Whatever the roofing material (composition shingle, tile, wood shake or metal) the best way to preserve it is with regularly scheduled maintenance.  Simply cleaning out the leaves and debris from the roof’s waterways, gutters or valleys can go a long way in preserving the roof.  Debris in the valleys can cause water to wick under the shingles and cause damage to the interior of the roof.  Clogged rain gutters can cause water to flow back under the shingles on the eaves and cause damage.  Seasonal changes in the weather are also the most destructive forces.

Proper attic ventilation is also an essential component in preserving not only your roof, but also your home and well-being.  Proper attic ventilation helps balance the temperature of the attic with the air outside.  On a hot day proper ventilation allows for excessive heat to escape allowing your roof system to breathe properly.  A cooler attic means less work for your cooling appliances, like air conditioning, making your home more energy efficient.  In the cooler months proper roof ventilation allows for excess moisture build up in the attic to escape leading to the reduction of mildew and mold growth.  Excessive moisture build up in the attic can also lead to dry rot which weakens the homes structural integrity.  Attic moisture also causes the homes insulation to become wet, limiting its effectiveness.  To compensate for the less efficient insulation generally a homes heating unit will have to work that much harder to do its job leading to increased energy costs.
