Since opening our company this year our landlords have been absolutely thrilled and surprised to find that we can actually obtain more rent for their homes than trying to rent the home themselves. Not only have we been able to obtain more rent, but we have also been able to obtain rent increases from current tenants. This happens for a few different reasons which many landlords never consider. Landlords must understand that there are two different types of tenants. The first type of tenants are the ones that have sold their current home or have been relocated to our area and simply need to move in a quick timeframe. The first type of tenant is one similar to a real estate buyer, they are a highly motivated tenant, are educated and know that a property management company will have many more options to choose from. They are aware that they will be dealt with professionally, they will be coached in the area of market value. These tenants expect to pay for a property management company. They are aware that they don’t have to make embarrassing repair calls to the “landlords” and will have their issues taken care of in a professional manner.
Our number one type of tenants will also take much better care of a property knowing we will conduct at least three separate inspections of the property per year. The second type of tenant is one with less than perfect credit, they rarely have enough money for their first month’s rent and security deposits, may want to negotiate shorter leases; sometimes they are bitter from previous experiences and won’t take good care of the property. These types of tenants will often move other tenants in with them, may have criminal backgrounds, have past evictions etc. These types of tenants won’t normally call a property management company because they know how hard we will scrutinize their file, their credit, and their background.
