Growth in Santa Clarita – Five Point Valencia
FivePoint Valencia, which was previously referred to as Newhall Ranch, is a housing and commercial space development that has been in the works for over 30 years. FivePoint broke ground in July of 2017 on the largest community of Valencia called Mission Vil-lage. The Mission Village infrastructure is nearly complete and will eventually offer 4,055 new homes in varying shapes, sizes, and cost. In early in 2020 it was announced that Five-Point sold 781 lots to various builders. While the names of the builders and their time frames have not been announced, it is speculated that they hope to begin building homes in late Spring or early Summer of 2021. That time frame is approximate, subject to change and is based on the economic impact of COVID-19. Mission Village is being built with a “lifestyle centric” idea in mind. The communities are designed to be “walkable” and want to encourage the “friendliness of a small-town village.” Community parks will be plentiful and over half of the 1,262 acres Mission Village is built upon will remain as open space and nature preserves. The main focus for the homes is that of energy efficiency. The homes will feature high tech enhanced interiors, solar power and electric vehicle charging stations. Intermingled throughout the community will be over 1.5 million sq. ft of com-mercial, office and retail space which will encourage “work where you live” capabilities. It will also have its own elementary school which will be part of the Newhall School Dis-trict. According to RanchOnTheRiver.com website, Mission Village is just one of the 5 Vil-lages that together will eventually see 20,000 new homes in the next 15-20 years and 75,000 new permanent jobs.
