With interest rates fluctuating and the market still finding its footing, the decision to purchase a home or keep renting can feel overwhelming. As a mortgage professional, I always advise my clients to look at the numbers and weigh their long-term goals. While there are benefits to buying now before prices rise further, waiting could create more inventory and potentially lower rates down the line. The right move is different for everyone.
High interest rates coupled with low housing inventory have created a perfect storm in the real estate market, presenting both challenges and opportunities for potential home buyers. The rise in interest rates can make borrowing more expensive, resulting in higher monthly mortgage payments, and potentially limiting the purchasing power of buyers. Additionally, the scarcity of available homes can lead to increased competition among buyers, driving up prices, and making it more difficult to find a suitable property.
Despite the challenges posed by high interest rates and low inventory, there are compelling reasons why buyers may choose home ownership sooner rather than later. One key consideration is that the increase in home prices has continued, despite the current higher rates. By purchasing now, you will have less competition, which will increase as rates go down in the future and more buyers that are waiting to purchase decide to jump in. Once the rates do go down, you can refinance to a lower rate and a lower payment, but you are locking in the home price.
